‘Over one lakh crore development works to be undertaken in cities in 5 years’

For the first time in Madhya Pradesh, a real estate policy has been formulated keeping in view everybody’s interest. Efforts are being made to eliminate red tapism in all the urban bodies. A single window system has been created for other important tasks including registration, mutation and stamp duty.

Urban Development and Housing Minister Jaivardhan Singh said this at the ‘Urban Mobility and Real Estate’ parallel session of Magnificent MP Investors Summit 2019. Jaivardhan Singh said that various development works at a cost of about 1,08,722 crore will be undertaken in the next five years in the cities.
 
Singh said that for the first time in the State, Chief Minister Kamal Nath has reduced the collector guide line rate to encourage builders. A provision has been made to give NOC of Najul in 30 days. Singh said that under the new real estate policy, permission has been given to build a colony in less than 2 hectare land.
 
One state-one registration: Jaivardhan Singh said that arrangement of one-state-one registration has been made for colonisers. It will have to be renewed every 5 years. Land use certificate will be available online. Apart from developing satellite townships near big cities, cities will also be expanded. Singh said that all cities do not have large industries, but all cities have builders. It is important to encourage them.
 
Rapid Rail Transport: Jaivardhan Singh said that along with the Metro train, work will
also be undertaken on rapid rail transport. The Metro train will run inside the city and the rapid rail between two cities. He informed that more than 2,000 electric buses will be run in cities in the next 5 years. A new e-vehicle policy has been formed for this. Only one percent tax will be payable on electric vehicles. RERA Chairman Antony de Sa said that many important changes have been made in the interest of citizens, colonisers and investors in the state. He said that the main objective of RERA is to get the possession of the house on time. He informed that now the Rehwasi Sangharsh Samiti is being formed in place of Rehwasi Sahyog Samiti in the colonies. Just 5 documents for building permission in place of 27: The Principal Secretary, Sanjay Dubey elaborated on MP Real Estate Policy-2019 and E-Vehicle Policy. He said that the citizens need to submit only 5 documents now in place of 27 for building permission. Permission will be given to the colonies, situated on more than 24 meter broad roads for commercial activities on the prescribed conditions. Mortgage plots will be freed in three phases. Also permission for phase manner development in colonies will be given. He informed that there will be no binding for constructing EWS. The amount received for this will be used for building houses for poor. Permission for additional FAR will be given for affordable housing. Investors will get a facility of land pooling. Retail housing will also be promoted. He also informed about the ongoing works and measures taken under the various schemes. Madhya Pradesh is a pioneer state: The Chairman and Managing Director of India Cements N Srinivasan said that Madhya Pradesh is a pioneer state in terms of urban mobility and real estate. He mentioned that Madhya Pradesh is on right track. Srinivasan informed that at present, 32 per cent people dwell in cities. This figure will touch 40 shortly. He stated that Metro is a key for development of cities. Cities must have better scope for good living, medical facilities, employment and education.
