NIT gets nod to hand over 37 playgrounds to civic body

Nagpur Improvement Trust (NIT) has received nod from Board of Trustees to hand over 37 playground in layouts developed by it under Gunthewari Act to the civic body. The meeting of Trustees was held on Monday wherein four other decisions including one about ending NIT’s role in development of Smart City project at Bharatwada-Punapur area of city. Sheetal Teli-Ulhe, Chairperson, NIT, presided over, while Municipal Commissioner Abhijit Bangar, Chairman, Standing Committee, Trustees Pradeep Pohane, Bhushan Shingne, General Manager-Lande, Superintending Engineer (Hq) Sunil Gujjelwar, Executive Officer and Executive Engineer (Projects) Prashant Bhandarkar were also present at the meeting. The open lands were bone of contention between NIT and Nagpur Municipal Corporation (NMC). However with State Government firm on having single planing and development authority for city, the open plots vested in ownership of NIT and those in layouts where civic amenities were developed by agency under Gunthewari Act will now be transferred to NMC.
 
Giving reason for handing over the open grounds to NMC, the NIT said now civic body can decide on proper development of playground for benefit of citizens. Another important decision is about full hand over NIT plots on which commercial complex is built to respective shop owners. This would cover plot uttilised for commercial development by NIT itself or through private developers. The problem arose during sale-purchase of such shops as 100 per cent ownership was not transferable. Now it is decided that in case total area occupied by commercial entities is over 51 per cent then owners right in said plot too will be incorporated in sale deeds in future. Similarly, the 2.94 acre land on North Ambazari Road from where NIT recently removed the encroachment of Shri Ram Education Society was decided to be handed over to Maha Metro for its development.
 
Also, NIT has agreed to follow NMC regarding charging fees from beneficiaries of slum development project. Earlier, NIT used to charge 100 per cent fees for plots above 500 sq.ft. but below 1,000 sq.ft, and now they will charge just 10 per cent of value. However, 25 per cent value would be charged from commercial properties being developed on said slums, if it is below 500 sq.ft. If however commercial development is above 500 sq.ft. then 100 per cent surcharge would be applicable. As State Government has notified NMC as Planning Authority for Smart City project, NIT has decided to end its role in that project.
