Serving a final reminder on owners of 6,925 open plots in city, Nagpur Municipal Corporation (NMC) has asked them to clear their property tax dues of over Rs 37.40 crore. In case of failure by citizens, the properties would be attached and then auctioned by the civic body. Recovering property tax has been Achilles' heel for the civic body as citizens have been reluctant to make timely payment. For NMC, property tax is the main source of revenue.
In Laxmi Nagar Zone-I, considered an area with maximum upscale localities, the default of Rs 37 crore is quite telling on the revenue of NMC.
In the latest list, property tax dues of two wards are mentioned by the NMC. The first is Ward no. 74 in which 177 plots are mentioned, and are located in Bhim Smruti Shikshan Sanstha, Jaitala Housing Society,
Maratha Sewa Sangh Gruh Nirman Society, and Rahi Realtors Pvt. Ltd. The plot owners’ outstanding amount as of now is Rs, 31,28,470. They are located in Mouza Jaitala.
The second is Ward no. 75 where maximum 6,748 plots are mentioned in the default list as the owners are yet to cough up a whopping Rs 37,09,67,056 property tax. The way amount has reached this zenith, it seems people have not paid their taxes for a fairly long time. The properties are located in Bhartia Co-op Housing Society, Shivshakti Housing Society, Omshanti Housing Society, Crown Housing Society, Pitruchaya Society, Pawansut Real Estate, Mausam Co-op Society, Jai Badrinath Society and Shriram Vijay Co-op Society. These plots are located in the Chinchbhuwan area of city. Earlier also, NMC had initiated action of impounding the open plots in some housing societies in Chinchbhuvan area as the owners had not paid the property tax for a long period.
NMC mentioned that they are empowered to seizure in case the land is not in legal dispute on default of property tax. The action to seize properties will start from October 5, 2022, onwards, the NMC has warned while putting the plot owners on notice.
As per NMC release, open plot, agricultural land are covered under property tax. The property owners have been granted time till September 30 to clear the dues to avoid seizure of their properties by NMC to recover the amount.
Similarly, NMC has further appealed to property owners to complete process of mutation (register property in their names) by visiting the respective zonal offices for the procedure. While submitting application for mutation, property owners must attach property card or registry or gift deed with full details. In case of inheritance of property post death of first owner then death certificate to should be attached along with deceleration from all other heirs to property about relinquishing their claim along with receipt of property tax paid till March 31, 2022. Application for change in name of owner or mutation should be done till September 30, 2022.
