New property guidelines 2024-25 has been imposed in Bhopal from April 3 after consent of the Election Commission of India. Earlier, the guidelines were proposed to be effective from April 1. In view of Model Code of Conduct imposed for the Lok Sabha elections, Inspector General of Registration and Superintendent Stamp, MP, postponed the order. On Wednesday, the Election Commission released no objection for the execution of new guidelines. With the new property guidelines in force, the prices at 1,443 locations have scaled up on an average by 7.19 %. Properties around Kolar, Salaiya, Ayodhya Bypass and Misrod have highest hike ranging from 25% to 94%. There are 22 colonies in urban areas are also under the guidelines.
 
As per Collector Guidelines, property prices at 1,443 locations in Bhopal increased on an average 7.19 % from April 3. There are 3900 locations in Bhopal including 3110 urban and 790 rural locations. The new guidelines includes 1443 locations where price has been bloated. This 1443 locations have seen the price rise includes 1228 urban and 215 rural areas. The remaining 2457 locations would remain same as there is no increment in property price. Sources said that areas having proposal of higher price rise includes infrastructure projects. Kolar area has six lane project, Ayodhya Nagar 10 lane project and 100 bed hospital and removal of Bhanpur Khanti. At Hoshangabad Road, double decker fly over, new RoB in Salaiya and demand of people became main reason of price rise.
 
Highest rise has been allowed in areas like Misrod ward no 52 Drishti Emclave, Bawadiyakala 44.23%, Hoshangabad Road Chinar Safair 42.04%, Kolar Kanha Kunj Gram Gehukheda 42.04%, Ayodhya Nagar Housing Board 40.10%, Surbhi campus 40%, Misrod Ward 52 comfort enclave and Khanuj Enclave and Lakshmi campus 38.88%. Officials said that for purchasing plot, house, flat etc, people will be paying additional stamp duty price that would make the property costly.
