Fate of sprawling Nagpur Central Jail is now sealed as Maharashtra State Infrastructure Development Corporation (MSIDC) got the nod to go ahead with leveraging the 118 acre prime real estate on Wardha Road for establishment of a Central Business District (CBD).
The lush green corridor, one of the last few remaining institution lands, will give way to already growing concrete jungle in the city. The MSIDC has dubbed the project as holistic redevelopment on either Public Private Partnership (PPP) or Build Operate and Transfer (BOT) model, calling upon experts in the planning field to submit their plans.
The State Government entity spelling out its intention for redevelopment has sought methodology on what type of development can be carried out on the vast tract of the prime land. And as is touted in each of the Government project, the Central Jail land redevelopment also calls for a project that would rival best one in the world.
From construction point of view, the Central Jail land holds immense value for its proximity to Nagpur Metro corridor, which would bring windfall to the developer as it envisages addition of additional FSI of 2.8 (it is termed as ancillary) beyond permissible 4. So in all 6.8 FSI, subject to conditions spelled out in UDCPR, the brown field project would biggest in terms of wealth generation to be undertaken in the city.
Hence MSIDC is seeking a detailed plan on how to go about development project on this scale. As of the date, there is a proposal for a health city, amusement and recreational area, and not to forget housing project, as it can unlock immense value. The agency has stated that there is vast open land in Central Jail precincts that lies under utilised and same can be economically productive without disturbing the natural heritage.
The State’s agency said it envisages a top world class healthcare facility, explore setting of hospitality units as the site is well connected with nearby Ajni Railway Station, short distance from airport and also from Nagpur Railway station. Plus the advantage of connectivity with metro corridor is additional plus point.
Central Park
The plan also outlines proposal to develop a central park as the site is already having rich flora and fauna. The natural landscape on the Central Jail land with presence of mature trees of different species are planned to be integrated while allowing construction of new buildings in the campus.
Plus, presence of the lake will be an addition to the Central Park as MSIDC has spelled out its intention of preserving the same during redevelopment of the land.
MSIDC is looking for phased development of the 118 acres, and said the planners must spell out the priorities while submitting their plans.
Given the vast availability in the central space, the spot could be ideal for slew of hotels, residential complex, malls and so on.
As the economy of city is on upswing, the State’s development agency is banking of bagging attractive deals of the land parcels of Central Jail as development gets rolling.
