Providing a significant relief to buildings under redevelopment in the city, the Urban Development Department of Government of Maharashtra has revised its regulation, increasing the maximum permissible height for construction of buildings under redevelopment besides 12 metre roads, from 24 metres to 36 metres, as per the orders issued by Dr Pratibha Bhadane, Joint Secretary, Urban Development Department.
Earlier, to bring uniformity in building regulations within public bodies in the State, the Government had enforced the Unified Development Control and Promotion Regulations (UDCPR) in December 2020.
The regulations allow construction of building upto the height of 36 metres. Even, the Construction Development Control Regulations enforced in 2017 allows the same, but with a caveat that the provision would be available only till December 31, 2022 put in by Urban Development Department. It meant that buildings, besides 12 metre road, can be constructed only upto height of 24 metres. Further, the regulation stated that the Government would be able to review the regulations regarding the height of building whenever it deemed necessary.
This has affected the redevelopment of buildings besides 12 metres road.
However, the new decision now allows structures upto 36 metres, enabling the construction of 12-storey buildings. This will benefit many old and dilapidated buildings seeking redevelopment.
The new regulations exclude the 6 metre height for parking, effectively allowing construction of building upto height of 42 metres.
