The District-Level Valuation Committee, chaired by District Collector Kaushalendra Vikram Singh, has finalised the proposed property guideline rates for the financial year 2026-27. Following an extensive review of market trends and registration data, the committee has recommended a hike in property rates across 621 specific locations in the district. The meeting, held on Saturday, saw the participation of key committee members, including MLA Bhagwandas Sabnani and District Panchayat Chairman Pramod Rajput. During the session, the committee analysed data from the Sampada portal and evaluated factors influencing market valuation,
 
such as approved layouts by the Rural and Urban Development Department, industrial zone status, and the growth of densely populated commercial localities. An initial analysis of property registrations for 2025-26 revealed 1,307 locations showing high-value transactions that suggested a potential increase. However, after detailed scrutiny based on specific developmental criteria, the committee narrowed the proposed hikes to 621 locations. The proposed revisions are driven by several factors, including significant rate disparities between neighbouring colonies within the same ward, which accounted for 203 locations.
 
Another 91 locations were recommended for revision following field surveys conducted by registration officers, while 37 locations reflected new developments detected through change analysis. Additionally, 38 locations were impacted by Town and Country Planning layout approvals and public convenience factors, while the infrastructure boost from new national highways, bypasses, and ring roads led to revisions in 18 locations. The establishment of new industrial and special economic zones influenced the remaining three locations. To ensure transparency and accuracy, the district is implementing the Sampada 2.0 electronic system.
 
Under this framework, property selection before registration will involve mandatory site inspections and geo-tagging via latitude-longitude based photography. Collector Singh has directed sub-registrars to ensure error-free entries on the portal and compliance with prescribed rules. Preliminary proposals will be uploaded to the Sampada 2.0 portal, and public suggestions will be invited through the official website before the final rates are implemented.
